Microsoft Corporation (India) Pvt Ltd recently purchased 25 acres of land in Nandigama, near Amaravati, Andhra Pradesh, for ₹181.25 crore. The transaction, executed on September 11, 2024, involved land acquired from Natco Pharma Ltd and Time Cap Pharma Labs Pvt Ltd. Associated costs included ₹9.96 crore in stamp duty, ₹3.62 crore in registration fees, and additional charges exceeding ₹18 lakh.
Nandigama, located 60 km from Amaravati, has seen a surge in land prices since the Telugu Desam Party’s election victory in June 2024. Microsoft India’s purchase is part of its ongoing investment in real estate. Earlier, the company spent ₹1,000 crore acquiring over 30 acres in Pune’s Hinjewadi IT hub, including a recent ₹453 crore deal for 16 acres from Viva Highways.
Additionally, in 2022, Microsoft acquired a 10.89 lakh sq. ft. commercial plot in Pune for ₹328.84 crore through a lease transfer agreement with Finolex Industries.
India’s real estate market has been active, with over 100 land deals covering 1,700 acres across six major cities between January and September 2024, per CBRE. Delhi-NCR led the activity, driven by Gurgaon and Noida, marking a 65% year-on-year increase in transactions.
